By intentionally limiting the homes we service to homes $1500 in rental income per month and above we have eliminated roughly 50% of the rental market.  This outlook has a few key benefits to our owners:  This business model allows us to spend more time and resources on each home we manage and offering more services all while keeping prices competitive in Denver’s competitive market.  The second benefit of our business model is slow growth.  Why is slow growth good?  Slow growth in this business means better customer service for our clients.  None of the headaches of not being able to get a hold of your property manager when you have questions you need answered.  Our staff are all well versed in all aspects of the property management industry and attentive to your current wishes while anticipating future needs that can benefit you and your property.

We Only Serve Metro Denver

Top Properties was developed to provide the best service for you and your home. To serve you even better we have found that we had to limit our service area to within 40 min of our headquarters in central Denver.  This once again limits the amount of properties we can manage but to us this is a critical part of our commitment to providing quality service.  We feel that to better serve you and provide fast emergency response time (hopefully never needed) our team and our vendors must be able to respond quickly and efficiently.  We do not serve Northern or Southern Colorado as our quality of service could not extend that far.

Focused on Maintaining Your Property

At Top Properties one of our main focuses is to maintain your property.  We have incorporated our 10+ years of remodeling/construction experience into our company to keep your home safe and maintained.  We have invested heavily into our maintenance department and deliver you a high quality, fast response, low cost maintenance service available for all properties utilizing our management or sales services.  When you become a client of Top Properties we begin taking great care of your property through our property check-in process.  We look at every corner of your home and document the exact current condition in full HD-video.  This allows us to know everything about your home and protect the condition that it is currently in.

Benefits of Service

  • Our services are tax deductible.  As a real estate investor your monthly and yearly expenses (including property management and maintenance) are now tax deductible.
  • We minimize the time that your home will be vacant.  Upon signing us as your property manager, we immediately kick our services into full gear.   We promptly place a sign in your yard, make sure your property is marketed all over the internet and have your property rented out within 30 days or you do not pay our placement fee.  If your tenant decides to move at the end of their lease, we have your property marketed and shown for the last 30 days of the tenants lease to ensure a speedy transition in between renters.
  • Tenant screening.  As your  property manager we will fully screen all of the applicants for your property before they call you to discuss the applicant.  One of the most important services we can provide for you, as your property manager, is to put the right tenant in your property the first time.  We thoroughly check their background for criminal offences that may come up, and also we do a complete check of their employment history that is verified in person by your property manager.
  • Full documentation of the condition of your property.  Our first job as your property manager is to check your home into our system.  This is a very important and time consuming task.  We inspect the inside and exterior of your home and document everything in full HD-video.  Proper documentation of the property allows us to justly charge for any damages that were made by the tenant at the end of the lease.  Our check-in process is second to none.   Before we place a tenant into the property for you, we catalog as much information as possible so that all key information about your property is no more than a click away.
  • Rent collection.  As your property manager, we make rent collection the most streamlined process as possible.  We offer our tenants the ability to pay online for free which gives them no reason why rent cannot be paid on time.   In the event that rent is not paid on time, we properly document the entire process and begin making phone calls to secure your rental payment.  If your tenant has not paid after our conversations, we physically go to the home and post a three day notice letting them know that the rent must be paid.  We do all this to ensure you receive prompt payments and to fully document the process in case further legal action is necessary.
  • Accounting.  We provide you with monthly and yearly statements so you know exactly where your money is going.  These statements help you access the profit of your investment over the month or year and help us to analyze how we can make your investment even more profitable.  In between statements you have access to any information you may need through your owner’s portal.  The link takes you directly into our software which gives you online access to all of your current and past monthly statements, all invoices for your property and can assist you with answering any other questions you may have regarding your finances regarding the property.
  • Maintenance.  Our service is focused on maintenance, and we make every effort to bring the cost down for our clients in this department.  Maintaining your home over the long term is our main focus besides keeping your home fully rented.  With over 10 years experience in the construction industry and our in-house maintenance staff, we are ready for any challenges that may arise with your home.  Our focus is on preventative maintenance so we can protect your home from needing our maintenance services, but if something does arise you can feel confident that our 24/7 maintenance department has seen this issue before and can address it in the most time sensitive and cost effective way possible.
  • Evictions.  Even with the most elaborate tenant screening and our effective rent collection techniques, evictions can rarely occur.  This is the last resort for both you as the owner and us as the property manager, but in certain circumstances going this route can be the best course of action for all parties involved.  Evictions can be tricky but our professional property managers are here to guide you through the process and make sure they are performed timely and correctly.  In the case of an eviction, this is when our in property maintenance team really can make a huge difference in making the transition and removal of the previous tenant as speedy and cost effective as possible.  We are rental owners as well and like to help our clients as much as possible through this challenging process.
